ユナイテッド・アーバン投資法人が、「アプリーレ新青木一番館」を2026年4月に売却する。 売却する物件は、兵庫県神戸市東灘区にある、1997年竣工、14階建のマンション。 一括貸テナントである神戸製鋼所との定期賃貸借契約が2026年3月に満了となる。テナント退去後の運用について複数の選択肢を検討したが、鑑定価格及び簿価を上回る価格で売却できる点や、業績への影響を勘案し、売却を決定した。売却額は34.5億円。売却先は非開示。 これに伴い第45期（2026年5月期）業績予想を修正。本物件の売却益1,249百万円計上により、7月に公表した業績予想に対し7.2％増益を見込む。一時差異等調整積立金より77百万円を取崩し、1口当たり分配金は4,500円となる見通し。 これに伴い2026年における年間ベ－スの1口当たり分配金は9,000円超となる予定。
