An office building focused J-REIT. Daiwa Securities Group Inc. became its sponsor in July 2009, and in September the same year it changed to its current name. Carried out a capital increase through a third-party allotment to its former sponsor in May 2008 and its current sponsor in July 2009, reducing its borrowing repayment risk, but this resulted in the dilution of profit per unit. On the other hand, it has leveraged its low debt ratio to acquire properties. The dividend is also recovering steadily thanks to the increase in assets. The forecast dividend for the period ending May 2014 is 7,300 JPY per unit. (Information as of December 19, 2013.)
