ユナイテッド・アーバン投資法人（UUR）が、物件入替えを行う。 取得する「大阪ベイタワー」は、大阪メトロ弁天町駅に直結する、1993年竣工、50階建、オフィスビルを中心とした複合施設。UURは2023年3月に本物件の持分5.54％を取得済であり、今回は5.54％を追加取得する。今回の取得額は26.37億円。 一方、売却する「ブラッシングウェーブ江の島」は、神奈川県藤沢市にある、2007年竣工の商業施設。UURは2014年に取得した。当初はクリニックモールとして運営されていたが、1月末時点の稼働率は62.1％に低下し、収益性に課題を抱えていたことから、売却を決定した。売却額は21.5億円。これに伴い187百万円の売却益が発生するが、業績予想の修正はなし。
