ユナイテッド・アーバン投資法人が、第40期（2023年11月期）決算を発表した。 第40期は、「東松戸ショッピングセンター」等2物件を取得、「グランルージュ栄」を売却した。物件売却益314百万円計上、新規物件の賃貸収益、水道光熱費の収支改善により前期比4.4％増益。一時差異等調整積立金より77百万円を取崩し、1口当たり分配金は3,371円と前期比4.4％増となった。 期末のポートフォリオは141物件、資産規模（取得額合計）は6,918億円、有利子負債比率は44.5％。 第41期（2024年5月期）は、「府中ビル」の土地を売却する。物件売却益が減少するが、ホテルの業績回復に伴う歩合賃料が寄与し、前期比3.8％増益を見込む。一時差異等調整積立金より77百万円を取崩し、1口当たり分配金は3,500円と前期比3.8％増となる見通し。 第42期（2024年11月期）は、ホテルの収益の反動減や固都税の増加を想定する一方、修繕費の減少により、当期利益は前期予想と同水準を見込む。一時差異等調整積立金より77百万円を取り崩し、1口当たり分配金は3,500円となる見通し。 なお、2024年6月に一括貸テナントが退去予定の川崎東芝ビルは、中長期的に収益の回復を見込めず、テナント退去後に売却する方針を発表した。
