ユナイテッド・アーバン投資法人が、物件入替えを行う。 取得する物件は、JR中央線飯田橋駅より徒歩2分に位置する、2009年竣工、17階建のオフィスビル。再開発プロジェクト「飯田橋プラーノ」に属する事務所棟の区分所有権を取得する。取得額は53.8億円。 一方、売却する物件は、千代田区六番町にある「六番町Kビル」と、宮城県仙台市にある「あすと長町デンタルクリニック」。六番町Kビルは2022年1月に一括貸しのテナントが退去し、現在は空室となっていた。2物件ともに鑑定価格及び簿価を上回る価格で売却できることから、売却を決定した。2物件の売却額は計49.5億円。 これに伴い、第37期（2022年5月期）に売却益951百万円、第38期（2022年11月期）に売却益438百万円が発生するが、当初想定していた内部留保の取崩を減額するため、業績予想の修正はなし。
