ユナイテッド・アーバン投資法人が、物件入替えを行う。 取得する物件は、港区虎ノ門にある「虎ノ門ヒルズ森タワー」の区分所有権等、オフィスビル2物件。取得額は計134.35億円。 一方、売却する物件は、港区西新橋にある「西新橋1丁目ビル」。売却額は189.61億円。本物件のエリアは再開発が進んでおり、将来的な物件競争力の低下や、築年数の経過による設備負担増を懸念。また鑑定価格及び簿価を上回る水準で売却できる点から売却を決定した。保有する共有持分50％を2期に分割して売却する。なお、本物件の売却代金を取得する物件の取得資金に充当する。 これに伴い、第34期（2020年11月期）業績予想を修正。物件売却益1,843百万円が寄与し、7月に公表した業績予想に対し、32％増益を見込み、1口当たり分配金は3,030円となる見通し。 なお、第35期（2021年5月期）に売却益1,846百万円が計上されるが、コロナ禍の影響を想定し、現時点で業績予想の修正はなし。
