ユナイテッド・アーバン投資法人が、第32期（2019年11月期）決算を発表した。 第32期は、投資口の追加発行を行い「ホテルヒューイット甲子園」「スマイルホテルプレミアム札幌すすきの」を取得した。新規物件の収益寄与、修繕費の減少によりNOIは増加する一方、前期の売却益がなくなったため、前期比15.1％減益。ホテルの変動賃料収入が想定を下回ったため、内部留保の取崩しを増額するも、投資口数2％増加により、1口当たり分配金は3,435円と前期比6％減となった。 期末のポートフォリオは122物件、資産規模（取得額合計）は6,438億円、有利子負債比率は39.9％。 第33期（2020年5月期）は、「ザ・スクエアホテル金沢」を取得。前期に取得した物件の通期稼働、原状回復費収入等により、前期比1.9％増益を見込む。一時差異等調整積立金より77百万円を取崩し、1口当たり分配金は3,470円と前期比1％増となる見通し。 第34期（2020年11月期）は、日立ハイテクビルディング、KDDI府中ビルで大口テナントの退去を予定。また固都税の増加や前期の原状回復費収入がなくなることから、前期予想比6.6％減益を見込む。一時差異等調整積立金より77百万円に加え、内部留保取崩額を490百万円に増額し、一時的な収益減を補填する。1口当たり分配金は3,400円となる見通し。
