ユナイテッド・アーバン投資法人が、第31期（2019年5月期）決算を発表した。 第31期は、「Luz武蔵小杉」等4物件を取得する一方、「碑文谷ショッピングセンター」持分等、2物件を売却。修繕費や投資法人債発行費用が増加するが、物件売却益の増加が寄与し、前期比5.3％増益。物件売却益のうち1,305百万円を内部留保する一方、一時差異等調整積立金より76百万円を取崩し、1口当たり分配金は3,661円と前期比5.4％増となった。 期末のポートフォリオは120物件、資産規模（取得額合計）は6,260億円、有利子負債比率は41.5％。 第32期（2019年11月期）は、投資口の追加発行を行い、「ホテルヒューイット甲子園」「スマイルホテルプレミアム札幌すすきの」を取得。賃貸収入の増加や修繕費の減少によりNOIは増加するが、前期の物件売却益がなくなるため、前期比14.7％減益を見込む。一時差異等調整積立金より77百万円を取り崩すが、投資口数2％増加により、1口当たり分配金は3,420円と前期比6.6％減となる見通し。 第33期（2020年5月期）は、「ザ・スクエアホテル金沢」を取得する予定。賃貸収入の増加や修繕費の減少により、前期予想比1.5％増益を見込む。一時差異等調整積立金より77百万円を取崩し、1口当たり分配金は3,470円となる見通し。
