ユナイテッド・アーバン投資法人が、第27期（平成29年5月期）決算を発表した。 第27期は、2期連続となる投資口の追加発行を行い「SS30」等5物件を取得する一方「パシフィックマークス新浦安」を売却した。 物件売却益が減少するが、新規物件取得、碑文谷ショッピングセンターのリニューアルオープン、ホテルの歩合賃料等による増収、修繕費及び除却損の減少により、前期比10％増益。431百万円を内部留保とし、投資口数が3.5％増加するも、1口当たり分配金は3,250円と前期を8％上回った。 期末のポートフォリオは123物件、資産規模（取得額合計）は6,215億円、有利子負債比率は42.3％。 第28期（平成29年11月期）は、前期に取得した物件が通期寄与する一方、第1・第2MT有明センタービルのテナント退去、修繕費等賃貸事業費用の増加により、前期比1.2％減益を見込むが、一時差異等調整積立金より75百万円を取崩し、1口当たり分配金は3,350円と前期を3.1％上回る見通し。 第29期（平成30年5月期）は、修繕費や水光熱費の減少等により、前期予想比1.5％増益を見込む。一時差異等調整積立金より75百万円を取崩し、1口当たり分配金は3,400円となる見通し。 今後も、償却後利回り4％を目処に物件を取得する一方、ポートフォリオの質及び収益改善を目的とした保有物件の売却によって、物件入替えを継続していく方針。
