ユナイテッド・アーバン投資法人が、第24期（平成27年11月期）決算を発表した。第24期は、投資口の追加発行を行い「クオーツタワー」等計9棟（取得額計285億円を取得。新宿ワシントンホテルの大規模リニューアル工事による賃料減免、心斎橋OPA本館及び心斎橋OPAきれい館のテナントによる賃料減額訴訟に伴う引当金275百万円が発生したが、9棟取得による賃貸収益が寄与し、前期比1.6％増益。内部留保より208百万円を取り崩し、投資口数が4％増加するも1口当たり分配金は2,953円と前期を1.8％上回った。期末のポートフォリオは117棟、資産規模（取得額合計）は5,486億円、有利子負債比率は44.3％。第25期（平成28年5月期）は「445上野ビル」を取得。前期に取得した物件の通期稼働が寄与し、前期比2.5％増益を見込み、内部留保を活用せず1口当たり分配金は2,950円となる見通し。続く第26期（平成28年11月期）は、ダイエー碑文谷のテナントである(株)ダイエーとの定期賃貸借契約が平成28年5月末に終了する。次テナントであるイオンリテール(株)との定期賃貸借契約（20年間）が平成28年11月から開始のため、第26期は賃料は発生しない見込み。これにより前期予想比15％減益を見込むが、内部留保より1,219百万円を取り崩し、1口当たり分配金は2,950円となる見通し。
