ユナイテッド・アーバン投資法人が第23期（平成27年5月期）決算を発表した。第23期は、期初に投資口の追加発行を行い、商業施設の底地2物件を取得する一方、オフィスビル2棟を売却した。物件売却損が発生するも、前期に取得した物件の通期稼働が寄与し、前期比7.1％増益。物件売却益の一部を内部留保とし、投資口数が5.3％増加するも、1口当たり分配金は2,900円と前期を僅かに上回った。期末のポートフォリオは108棟、資産規模（取得額計）は5,201億円。有利子負債比率は44.5％。第24期（平成27年11月期）は、グランベル銀座ビル、クオーツタワー、Luz湘南辻堂の3棟を取得。これにより増収を見込むが、固都税、水光熱費、管理費等の営業費用の増加により、前期比1.2％減益を見込み、1口当たり分配金は2,910円となる見通し。続く第25期（平成28年5月期）1口当たり分配金も2,910円となる見通し。なお、平成27年度税制改正により、負ののれんの取り扱いが変更となる。第26期までに一時差異等調整積立金に振り替え、その後一定期間内に全額を取り崩し、分配金へ充当する。取り崩しの期間については今後検討する予定。
