ユナイテッド・アーバン投資法人が第16期（平成23年11月期）決算を発表した。第16期は期初に投資口追加発行、7棟取得（うち1棟は追加取得）、2棟売却を行った。新規取得物件の賃貸収益、支払利息の減少等が寄与し、経常利益ベースで前期比7.7%増益。投資口数が45%増加したが、内部留保より1,133百万円を取り崩し、1口当たり分配金は2,750円となった。第17期（平成24年5月期）は、ホテル1棟、匿名組合出資持分1件を取得。前期に取得した物件の通期稼働が寄与する一方、既存物件の賃貸収益減少、修繕費増加等により1.4%減益、内部留保より1,198百万円を取り崩し、1口当たり分配金は2,750円と前期と同額を予想。続く第18期（平成24年11月期）は、前期予想比1.8%増益を見込み、内部留保より1,114百万円を取り崩し、1口当たり分配金は2,750円となる見通し。
