ユナイテッド・アーバン投資法人が第15期（平成23年5月期）決算を発表した。第15期は期初に日本コマーシャル投資法人と合併し、37棟を承継、その後うち1棟を売却した。これにより経常利益ベースで前期比32%増益、合併に伴う負ののれん12,492百万円を計上し、当期利益16,616百万円、分配金総額は負ののれんを活用せず4,124百万円。合併時に投資口6分割を行い、1口当たり分配金は2,841円となった。第16期（平成23年11月期）は、期初に投資口の追加発行及び4棟の取得を行った。新たに取得した4棟の賃貸収益寄与及び支払利息が減少する一方、既存物件の賃貸収益が減少すること等により、経常利益ベースで0.5%減益、投資口数が45%増加するが、負ののれんによる剰余金より1,492百万円を取り崩し、1口当たり分配金は2,750円となる見通し。続く第17期（平成24年5月期）は、支払利息の減少等により3.9%増益、剰余金より1,324百万円を取り崩し、1口当たり分配金は2,750円と前期予想と同額を見込む。
