ユナイテッド・アーバン投資法人（UUR）が第14期（平成22年11月期）決算を発表した。第14期は保有する新宿ワシントンホテル本館の追加取得を行った。前期比0.3%増収となるも、賃貸事業費用、支払利息、投資法人債発行費等の増加により6.5%減益、1口当たり分配金は16,173円となった。第15期（平成23年5月期）は、日本コマーシャル投資法人との合併により37棟を承継したがこのうち1棟を売却済み。これにより経常利益ベースで前期比22%増益となる。合併により発生した負ののれんを12,241百万円と試算し、当期利益は16,233百万円を見込む。負ののれんは全額次期以降に繰り越す予定。合併に際し投資口を6分割したことにより、1口当たり分配金は2,750円となる見通し。UURは、合併に伴い有利子負債比率が一時的に上昇しているため、今後物件売却や公募増資等により有利子負債の圧縮を図ることを財務上の課題としている。
