ケネディクス・レジデンシャル・ネクスト投資法人が、物件入替えを行う。 取得する物件は、「ヒューリックレジデンス津田沼」等、首都圏近郊のマンション2物件、高齢者向け住宅2物件の計4物件、取得額は計91.4億円。 一方、売却する物件は、東武東上線東武練馬駅より徒歩6分に位置する、単身者向けマンション。周辺マーケットの変化や、築15年が経過し今後の修繕コストの増加を鑑み、含み益を確保する。売却額は5.8億円。 これにより売却益178百万円を第20期（2022年1月期）に計上するが、一部を内部留保するため業績予想の修正はなし。また第21期（2022年7月期）も修正なし。
