ケネディクス・レジデンシャル・ネクスト投資法人が、都内の住宅1物件を取得、1物件を売却する。 取得する物件は、JR池袋駅より徒歩15分に位置する、2020年7月竣工、14階建の単身者向けマンション。総戸数89戸、稼働率は100％。取得額は22.37億円。 売り主とマスターリース会社の間で固定賃料の賃貸借契約を締結する。 売却する物件は、副都心線北参道駅近くに位置する、2007年竣工の単身者及びDINKS向けマンション。売却額は11.1億円。コロナ禍の影響から周辺の賃料が低下しており、本物件における収益増加が限定的である点、直近期の簿価を75％以上、鑑定価格を27％以上上回る売却額で、売却益を確保できる点から売却を決定した。 本物件売却に伴い売却益435百万円が第19期（2021年7月期）に計上されるが、一部を内部留保するため、現時点で業績予想の修正はなし。
