ケネディクス・レジデンシャル・ネクスト投資法人が、保有物件を売却する。 売却する物件は、大阪北部、枚方市にある、1989年竣工、6階建のファミリー向けマンション。大阪中心部に比べて需要が弱い点、築31年を経過し修繕コストの増加を見込む点から、将来的の収益低下リスクを懸念。売却額は4.8億円。売却益38百万円が発生するが、当初想定した内部留保額を減額することにより、業績予想の修正はなし。 なお、不動産市況が好調な時期においては、毎期継続的に物件売却を検討し、含み益を確定して分配金の増加を図る方針。
