ケネディクス・レジデンシャル・ネクスト投資法人（KDR）が、新大阪のレジデンスを売却する。 売却する物件は、東海道新幹線新大阪駅より徒歩14分に位置する、2007年竣工、単身者又はDINKS向けマンション。KDRは2013年に取得した。 今後、地方経済圏の賃貸需給バランスが崩れることを想定。大阪のスモールタイプの住居が相対的に需給環境の劣ることや、好調な時期に含み益を確定し投資家に還元する目的から、売却を決定した。 売却額は6.9億円。売却益は202百万円を見込む。 これに伴い、第15期（2019年7月期）業績予想を修正。 前期に取得した「プレザングラン大田多摩川」、当期に取得予定のレジデンス3物件、本売却による売却益202百万円計上により、2018年9月に公表した業績予想に対し8.8％増益を見込む。売却益のうち46百万円等を内部留保する一方、合併に伴う一時差異等調整積立金より20百万円を取崩し、1口当たり分配金は4,030円となる見通し。
