ケネディクス・レジデンシャル・ネクスト投資法人が、レジデンス2物件取得、1物件売却を行う。 取得する物件は、世田谷区及び台東区の単身者向けマンション。2物件の取得額は計17.98億円。 売却する物件は、仙台市青葉区にある、2006年竣工のDNKS向けマンション。売却額は7.3億円。簿価との差額は2.3億円。 本物件入替えに伴い、第14期（2019年1月期）業績予想を修正。 物件売却益203百万円計上により、9月に公表した業績予想に対し、7.4％増益を見込む。物件売却益のうち94百万円を内部留保する一方、一時差異等調整積立金等を取崩し、1口当たり分配金は4,030円と前回予想より4.6％上回る見通し。 なお、内部留保については、第15期（2019年7月期）以降必要に応じて分配金の安定に活用する予定。
