ケネディクス・レジデンシャル・ネクスト投資法人が、物件入替えを行う。 取得する物件は、京福電鉄北野白梅町駅より徒歩5分に位置する、平成27年竣工、41室から成る有料老人ホーム。取得額は7.37億円。 一方、売却する物件は、大阪市西区に位置する単身者向けマンション。売却額は14.2億円。売却額が簿価を40％以上、鑑定価格を15％以上上回っており売却益を確保できる点や、大阪の賃貸市況を勘案し、売却を決定した。 これにより、第13期（平成30年7月期）業績予想を修正。物件売却益435百万円計上により、3月に公表した業績予想に対し14％増益を見込む。本売却益のうち135百万円を内部留保とし、300百万円を分配金に充当する。1口当たり分配金は4,026円と12.8％上回る見通し。 なお、今後も継続的に物件入替えを検討していく予定。
