ケネディクス・レジデンシャル投資法人(KDR)が、匿名組合出資持分を取得する。対象となる物件は、兵庫県西宮市、阪急電鉄甲陽線苦楽園口駅より徒歩10分に位置する、平成10年竣工、6階建のファミリー向けマンション。総戸数238戸、6月末時点の稼働率は90.7%。鑑定価格は73億円。 KDRは、劣後匿名組合出資(持分割合約6.0%)を行うとともに、本物件の優先交渉権(行使期限は平成31年2月末)を取得する。
