ケネディクス・レジデンシャル投資法人が、第10期（平成29年1月期）決算を発表した。 第10期は「KDXレジデンス西麻布」等、都内のレジデンスを中心に10物件を取得する一方、「KDXレジデンス上杉」等、地方都市の2物件を売却。これに伴う賃貸収益の増加、物件売却益30百万円が寄与し、前期比5.4％増益。物件売却益を内部留保するも、1口当たり分配金は6,533円と前期を2.7％上回った。 期末のポートフォリオは113物件、資産規模（取得額合計）は1,550億円、有利子負債比率は48.9％。 第11期（平成29年7月期）は、前期に取得した物件が通期寄与する一方、固都税やリーシング費用の増加、前期の物件売却益がなくなることにより、前期比2.2％減益を見込み、1口当たり分配金は6,470円となる見通し。 なお、ホテル、サービスアパートメント等の運営型住宅をポートフォリオの20％を上限に投資対象に組み入れる方針変更を予定（28日開催予定の投資主総会の承認を要する）。ホテルの取得に関して、私募REITであるケネディクス・プライベート投資法人に劣後して優先検討権を取得する予定。
