ケネディクス・レジデンシャル投資法人が第7期決算を発表、1口当たり実績分配金は6,247円

ケネディクス・レジデンシャル投資法人が、第7期(平成27年7月期)決算を発表した。第7期は、期初に投資口の追加発行を行い「KDXレジデンス半蔵門」等レジデンス12棟を取得する一方、「ニチイホームたまぷらーざ(底地)を売却した。これによる賃貸収益及び物件売却益が寄与し、前期比29.6%増益。物件売却益124百万円のうち73百万円を内部留保とするも、1口当たり分配金は6,247円と前期を僅かに上回った。期末のポートフォリオは103棟、資産規模(取得額計)は1,459億円、有利子負債比率は46.3%。第8期(平成28年1月期)は、前期に取得した物件の通期稼働を見込むが、前期の売却益がなくなるため、5.2%減益を見込む。内部留保を活用せず、1口当たり分配金は6,120円となる見通し。
