日本ロジスティクスファンド投資法人が、物件入替えを行う。 取得する物件は、北海道石狩市にある、1992年竣工の「石狩物流センター」。2024年に準共有持分55％を取得済であり、今回は残り45％を取得する。今回の取得額は10.42億円。売主は芙蓉総合リース。 一方、売却する物件は、大阪府門真市にある「門真物流センター」。テナントとマーケット賃料の上限水準で再契約を締結し、資産価値の最大化を実現したと判断し、売却を決定した。売却額は27.3億円と、直近簿価及び鑑定価格を大きく上回る。売却先は大成有楽不動産。 これに伴い第41期（2026年1月期）業績予想を修正。物件売却益の増加により、9月に公表した業績予想に対し5.3％増益を見込む。差引き87百万円を内部留保とし、1口当たり分配金は2,300円となる見通し。なお、9月時点では自己投資口の消却を業績予想に織り込んでいたが、今回は自己投資口の消却を行わない前提。投資口価格の上昇に伴い自己投資口取得を行わず、物件取得資金へ振替えを検討する。
