日本ロジスティクスファンド投資法人が、第36期（2023年7月期）決算を発表した。 第36期における物件取得はなし。固都税や修繕費の増加により、前期比1.6％減益、1口当たり分配金は5,151円となった。 期末のポートフォリオは52物件、資産規模（取得額合計）は2,905億円、有利子負債比率は43.5％。 第37期（2024年1月期）は、投資主総会費用や支払利息が増加するが、賃貸収入の増加、仲介手数料の減少等により、前期比0.4％増益を見込み、1口当たり分配金は5,170円となる見通し。 第38期（2024年7月期）は、「尼崎物流センター」を取得する予定。既存物件で1テナントの退去により、期末稼働率は98.6％を想定する。これにより賃貸収入が減少するが、修繕費や固都税の減少により、前期予想比0.2％増益を見込み、1口当たり分配金は5,180円となる見通し。 引き続き自社による再開発や事業パートナーとの協同開発を含めた外部成長と、賃料増額による内部成長により、中期目標である1口当たり分配金5,600円～5,700円を目指す。
