日本ロジスティクスファンド投資法人が、投資口の追加発行を行う。公募増資は4年5ヶ月ぶり。 発行口数は28,927口。これにより発行後の投資口数は3.2％増の934,000口となる。調達額は84億円を見込み、併せて発表した物件の取得資金等に充当する。 新たに取得する物件は、東北道久喜ICより2キロにある「久喜物流センター」と、首都高高島平ICより3キロにある「板橋物流センター」。2物件の取得額は計126.82億円。再開発により8月取得予定の浦安物流センターと併せ、取得後のポートフォリオ全体の規模は7％増の2,906億円となる。 これらに伴い第34期（2022年7月期）業績予想を修正。新規2物件の収益が寄与し、9月に公表した業績予想に対し4.3％増益を見込む。投資口数が増加するも、1口当たり分配金は4,920円と1.0％増加する見通し。 併せて第35期（2023年1月期）業績予想を公表。新規2物件の通期稼働、浦安物流センターの収益が寄与し、前期予想比5.5％増益を見込み、1口当たり分配金は5,190円となる見通し。 増資後の有利子負債比率は43.9％と、第32期（2021年7月期）末の44.2％より低下する見込み。 また1口当たり巡航分配金の水準は、従来より5.3％増の5,130円となり、中期目標である5,000円を達成する見込み。
