日本ロジスティクスファンド投資法人が、第31期（2021年1月期）決算を発表した。 第31期における物件取得はなし。前期に取得した物件が通期寄与する一方、前期の物件売却益の反動減、浦安物流センターの建替に伴う減収及び解体費用発生により、前期比57.8％減益。内部留保より224百万円を取崩し、1口当たり分配金は4,800円となった。 期末のポートフォリオは49物件、資産規模（取得額合計）は2,691億円、有利子負債比率は44.1％。 第32期（2021年7月期）は、「愛西物流センター」を取得。浦安物流センターの解体費用、千葉北物流センターのリニューアル工事費用の発生により、前期比6.6％減益を見込むが、内部留保より496百万円を取崩し、1口当たり分配金は4,800円と前期と同額となる見通し。 第33期（2022年1月期）は、前期に発生する解体費用やリニューアル工事費用がなくなるため、前期予想比13.6％増益を見込み、1口当たり分配金は4,830円となる見通し。 なお、千葉北物流センターは2021年4月にリニューアル工事が終了予定。浦安物流センターは解体・建替を経て2022年8月竣工予定。 引き続き、立地、築年数、未消化容積等の条件を元に投資効率やポートフォリオへ与える影響を検証し、適時自社による再開発を検討していく方針。
