日本ロジスティクスファンド投資法人が、第28期（2019年7月期）決算を発表した。 第28期は、「市川物流センターⅢ」「戸田物流センター」を取得。2物件の賃貸収益が寄与するが、前期の物件売却益がなくなるため、前期比8.1％減益。 1口当たり分配金は4,700円と、内部留保を行った前期と同水準となった。 期末のポートフォリオは48物件、資産規模（取得額合計）は2,706億円、有利子負債比率は44.8％。 第29期（2020年1月期）は、「藤沢物流センター」「八千代物流センターⅢ」を取得。これによる賃貸収益や既存物件の稼働率上昇が寄与し、前期比5.5％増益を見込み、1口当たり分配金は4,960円となる見通し。 第30期（2020年7月期）は、「白井物流センター」を取得予定だが、既存物件の一部テナント退去や固都税の増加により、前期予想比3.6％減益を見込み、1口当たり分配金は4,780円となる見通し。 引き続き、分配金目標として1口当たり5,000円と目指す。 また取得物件のNOI利回りは平均4.5％以上とし、無理のない外部成長を行っていく方針。
