日本ロジスティクスファンド投資法人が、第27期（2019年1月期）決算を発表した。 第27期は「大阪西淀川物流センター」を取得、「船橋物流センター」を売却した。修繕費や固定資産除却損の増加に伴い賃貸収益が減少したが、船橋物流センターの売却益926百万円が寄与し、前期比12.5％増益。物件売却益のうち366百万円を内部留保、また自己投資口の消却を行い、投資口数が0.98％減少。これにより1口当たり分配金は4,710円と前期を4.6％上回った。 期末のポートフォリオは46物件、資産規模（取得額合計）は2,647億円、有利子負債比率は44.2％。 第28期（2019年7月期）は「市川物流センターⅢ」「戸田物流センター」を取得する。賃貸収益の増加や、固定資産除却損及び融資手数料の減少が寄与する一方、前期の物件売却益がなくなるため、前期比8.6％減益を見込む。1口当たり分配金は4,670円と前期を0.8％下回る見通し。 第29期（2020年1月期）は、「藤沢物流センター」「八千代物流センターⅢ」を取得予定。第28期に取得する物件の通期稼働等により、前期予想比2.0％増益を見込み、1口当たり分配金は4,760円となる見通し。 なお、当面の分配金目標として1口当たり5,000円を設定する。
