日本ロジスティクスファンド投資法人（JLF）が、千葉県市川市の物流施設を賃借し、併せて購入選択権を取得する。 物件は、千葉県市川市にある、2001年竣工の物流施設。JLFは本物件を賃借した上で、現テナントに転貸する。所有者との定期賃貸借契約期間は2019年3月より20年間。 更に2023年2月を行使期限とする、本物件の購入選択権を取得。一方、所有者はJLFに対し同期限の買取請求権を持つ。取得額は、取得時期に応じて34.75億円～38.5億円の間で段階的に減額する。 不動産取得が難しい環境で、賃貸収益を受領しながら、マーケットより好条件で取得する機会を獲得する。
