日本ロジスティクスファンド投資法人（JLF）が、第23期（平成29年1月期）決算を発表した。 第23期における物件取得はなし。融資関連費用が増加する一方、テナントの異動に伴う賃貸収益の増加、減価償却費の減少等が寄与し、前期比0.8％増益、1口当たり分配金は4,081円となった。 期末のポートフォリオは42物件、資産規模（取得額合計）は2,126億円、有利子負債比率は34.2％と前期と変動なし。 第24期（平成29年7月期）は「新木場物流センターⅡ」「草加物流センター」を取得。また「清須物流センター」の再開発が完了。既存物件のテナント退去を見込む一方、これら3物件の収益が寄与し、前期比1.9％増益、1口当たり分配金は4,160円となる見通し。 第25期（平成30年1月期）は、3物件の通期稼働、既存物件におけるテナント入替えを見込み、前期予想比2.1％増益、1口当たり分配金は4,250円となる見通し。 なお、昨今の大量供給の影響によって、千葉内陸、圏央道、神奈川内陸等一部エリアでマーケット賃料が低下する等、物流施設の需給環境に変調も出始めている。
