日本ロジスティクスファンド投資法人が保有物件の建て替えを行うことを発表。物件は、大阪府大東市にある倉庫4棟及び事務所からなる物流施設。このうち倉庫2棟を取り壊し大規模な倉庫に建て替える。総事業費は28.5億円を見込み、第7期（平成21年1月期）から第10期（平成22年7月期）の各期の資本的支出として簿価に計上する。これに伴い第8期（平成21年7月期）及び第9期（平成22年1月期）は工事期間のため収益が最大6%減少するが、建替完了後の第10期は賃貸可能面積が20%増加となり、収益は30%増加する見通し。 なお、既存建物解体に伴い除却損（約2.4億円）が発生する。分配金への影響を抑えるために解体スケジュールは各期にまたがって行うが、第8期及び第9期は1億円以上の除却損が発生するため、上記賃貸収益減少と併せ分配金の減少要因となる可能性がある。
