インヴィンシブル投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は895,000口、オーバーアロットメントによる売出口数は44,750口。これにより発行後の投資口数は13.9％増の7,676,871口となる予定。 調達額は594億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、「アートホテル大阪ベイタワー＆空庭温泉」等、国内のホテル12物件、取得額は計1,044億円。これにより取得後のポートフォリオ全体の規模は19％増の6,530億円となる。 これらに伴い業績予想を修正。 第42期（2024年6月期）は、ホテルの変動賃料の増加等により、2月に公表した業績予想に対し6.7％増益を見込む。内部留保より15百万円を取崩し、1口当たり分配金は1,885円となる見通し。 上記の投資口追加発行及び物件取得が反映される第43期（2024年12月期）は、新規12物件の収益が寄与し、前回予想比17.3％増益を見込む。内部留保より15百万円を取崩し、投資口数が増加するも、1口当たり分配金は1,789円と2.9％増となる見通し。 更に第44期（2025年6月期）業績予想を新たに発表した。新規12物件の通期稼働等により、前期予想比5.5％増益を見込む。内部留保より18百万円を取崩し、1口当たり分配金は1,887円となる見通し。
