インヴィンシブル投資法人が、第39期（2022年12月期）決算を発表した。 第39期は、ホテルエピナール那須の近接地を追加取得した。 主要テナントであるマイステイズ・ホテル・マネジメントとの賃貸借契約は、7月～9月は固定賃料を原契約の約44％減額したが、10月～12月は固定賃料は減額せず満額を受領し、更に変動賃料が発生した。 国内の変動賃料のホテル75物件のRevPER（客室当たり単価）は7,744円と前年同期比93％増（コロナ禍前の2019年比では17％減）、またケイマン島のホテル2物件の運営委託収益も大幅増加した。これにより前期比400％増となり、第33期（2020年12月期）以来6期ぶりに売却益無しで黒字化し、1口当たり分配金は832円となった。 期末のポートフォリオは128物件、資産規模（取得額合計）は4,914億円、有利子負債比率は48.7％。 第40期（2023年6月期）は、国内の変動賃料のホテル75物件のRevPERは7,368円と前年同期比60％増、前期比4.9％減を想定する。前期予想比8.3％減益を見込み、1口当たり分配金は763円となる見通し。 第41期（2023年12月期）は、国内の変動賃料のホテル75物件のRevPERは8,810円と前年同期比13.8％増、前期予想比19.6％増を想定する。前期予想比35％増益を見込み、1口当たり分配金は1,037円となる見通し。
