インヴィンシブル投資法人が、スポンサーグループのホテル運営会社であるマイステイズ・ホテル・マネジメント（MHM）との賃貸借契約を変更。 足元のホテル稼働率は回復傾向であるものの、依然としてホテルの売上げは厳しい状況である点から、引き続き運営継続のための暫定的措置として、2020年10月～12月の賃料を減額する。 10月～12月の固定賃料は原契約の27億円に対し8.06億円と70％の減額となる。 これに伴い未定となっていた第35期（2020年12月期）業績予想を再公表した。ホテルの賃料が減額となる一方、11月に公表した住宅6物件の売却益26億円を計上。これにより2月に公表した当初業績予想に対し、96％減益を見込む。内部留保より396百万円を取崩し、1口当たり分配金は131円となる見通し。
