インヴィンシブル投資法人（INV）がレジデンス24棟を取得する。24棟の取得額は計140億円。震災リスク及び経済的リスクから関西圏及び中部圏の投資割合を高め地域分散を図る構え。これによりINVの資産規模は取得価格ベースで22%増の771億円、首都圏の投資比率は84%から74%へ低下、住居の投資比率は70%から75%へ上昇となる。取得資金は借入金及び自己資金を充当するため、有利子負債比率は49.3%から57.6%へ上昇する。これらに伴い第19期（平成24年12月期）業績予想修正及び第20期（平成25年6月期）業績予想を発表。第19期は、24棟取得により従来予想比13%増収となるも、管理費や融資関連費用の増加等により80%減益。剰余金は緊急修繕等に備え留保する方針へ切替え、取り崩しはしないことから、1口当たり分配金は11円となる見通し。但し、当期純損失を計上した場合は剰余金を活用する方針。続く第20期は、24棟の通期稼働が寄与し、剰余金を活用せず1口当たり分配金は200円となる見通し。
