グローバル・ワン不動産投資法人（GOR）が、日本ビルファンド投資法人（NBF）と物件交換を行う。 GORが取得する物件は、台東区東上野にある、2010年竣工の「グローバル・ワン上野」（旧名：NBF上野ビル）。取得額は99億円。 一方、GORがNBFへ売却する物件は、大阪市中央区にある「淀屋橋フレックスタワー」。売却額は98.33億円。交換取引により圧縮記帳を行うため、売却益は発生しない。一方、グローバル・ワン上野の簿価を63.05億円へ引き下げる。 更に、都心3区のオフィスビルの優先交渉権を取得。ブリッジスキームを活用し、バリューアップ工事を実施する予定。
