グローバル・ワン不動産投資法人が、物件入替えを行う。 取得する物件は、JR札幌駅北口より徒歩5分に位置する、2021年6月竣工、9階建のオフィスビル。取得時点のテナントは9社、稼働率は100％を想定。取得額は170億円。売主は芙蓉総合リース。 一方、売却する物件は、千代田区大手町にある「大手町ファーストスクエア」。売却額は270億円。売却先はダイビル。築30年経過し、修繕費増加による収益低下リスクを考慮し、築浅の物件と入れ替える。これにより売却益35億円を得るとともに、ポートフォリオの平均築年数が18.5年から16.4年へ低下、NOI利回りが4.3％から4.5％へ向上する。なお、分配金の平準化を目的に5期に分割して売却する。 これに伴い第39期（2023年3月期）業績予想を修正。大手町ファーストスクエアの持分の25％を売却する。これによる売却益881百万円が寄与し、5月に公表した業績予想に対し35％増益を見込む。300百万円を内部留保とし、1口当たり分配金は2,860円と19.2％増となる見通し。 第40期（2023年9月期）以降の業績予想は未公表。
