グローバル・ワン不動産投資法人が、第34期（2020年9月期）決算を発表した。 第34期における物件取得はなし。前期に発生した解約違約金収入がなくなる一方、楽天クリムゾンハウス青山のフリーレント終了、固定資産除却損及び修繕費の減少により、前期比3.6％増益。1口当たり分配金は2,443円となった。 期末のポートフォリオは11物件、資産規模（取得額合計）は1,911億円、有利子負債比率は47.1％と前期と変動なし。 第35期（2021年3月期）は、既存物件の賃料増額改定やフリーレント終了が収益寄与する一方、豊洲プライムスクエアの大口テナント退去、修繕費の増加により、前期比1.8％減益を見込み、1口当たり分配金は2,400円となる見通し。 第36期（2021年9月期）は、テナント退去による減収や、固都税の増加により、前期予想比1.0％減益を見込む。内部留保より24百万円を取崩し、1口当たり分配金は2,400円を維持する見通し。 引き続き賃料ギャップを背景に賃料増額による内部成長を目指す。 また借入金を活用した物件取得や、ポートフォリオ強化を目的とした物件入替えを進めていく方針。
