グローバル・ワン不動産投資法人が、第32期（2019年9月期）決算を発表した。 第32期は、物件入替えを行い、「ヒューリック豊洲プライムスクエア」を取得する一方、「銀座ファーストビル」を売却した。TK南青山ビルのテナントである東急不動産の退去に伴うリーシング費用が発生したが、大手町ファーストスクエアビル等のフリーレント終了や、銀座ファーストビルの売却益658百万円が寄与し、前期比34.2％増益。物件売却益のうち260百万円を内部留保するも、1口当たり分配金は2,440円と前期を11.3％上回った。 期末のポートフォリオは11物件、資産規模（取得額合計）は1,911億円、有利子負債比率は46.9％。 第32期（2020年3月期）は、TK南青山ビルが東急不動産の退去後、空室期間なく稼働する。東急不動産の解約金や原状回復費収入が発生するが、新テナントのフリーレント、前期の物件売却益がなくなること等により、前期比13.8％減益を見込み、1口当たり分配金は2,335円と前期比4.3％減となる見通し。 第33期（2020年9月期）は、TK南青山ビルのフリーレント終了により、前期予想比2.4％増益を見込み、1口当たり分配金は2,390円となる見通し。 従来の目標であった1口当たり巡航分配金2,300円半ばが達成見込みとなることから、今後は2,400円以上を目指す。
