グローバル・ワン不動産投資法人が第9期（平成20年3月期）決算を発表した。第9期は、スフィアタワー天王洲の一部売却及び1棟取得を行った。物件売却益38億円が寄与し、前期比197%増益、1口当たり分配金は58,347円となった。J-REITの分配金としては過去最高額。第10期（平成20年9月期）は、物件売却益がなくなるため64.6%減益となるも、1口当たり分配金は20,600円と物件売却益を含まない予想値としてはJ-REIT最高水準。
