グローバル・ワン不動産投資法人が保有するスフィアタワー天王洲の一部を売却する。売却部分は準共有持分の33%。売却先は、阪急リート投資法人（HRI）。売却益と簿価の差は約38億円となり、売却益は第9期（平成20年3月期）に計上される。売却理由は、時価と簿価の差額を分配金として投資家に一部還元することを意図。REIT間の相対売買は本邦初。GORは残余持分67%を引き続き保有し、HRIと共同運用する。売却先をHRIとした要因として、持分譲渡に伴い長期保有前提の共同保有パートナーとしての適格性を重視したためとする。 これに伴い、第8期（平成19年9月期）及び第9期業績予想を修正。上記売却益が反映される第9期は、前期比198%増、1口当たり分配金は、J-REIT従来の水準を大幅に上回る55,400円となる見通し。
