ジャパンエクセレント投資法人が、物件入替えを行う。 取得する物件は、地下鉄築地駅より徒歩3分にある、2019年竣工、8階建、スポンサーである日鉄興和不動産が開発したオフィスビル「BIZCORE築地」。契約時現在のテナントは1社、稼働率は100％。取得額は98億円。 一方、売却する物件は、川崎市幸区に保有する「興和川崎西口ビル」と大阪・都島区に保有する「JEI京橋ビル」、2物件の売却額は計223.5億円。興和川崎西口ビルは2022年6月期に大口テナントが退去後埋め戻しが進まず稼働低下が長期化し、含み損の課題を抱えていた。このためスポンサーである日鉄興和不動産と物件入替えを行うとともに、JEI京橋ビルを外部へ売却し売却益を計上することで、興和川崎西口ビルの売却損による分配金への影響を回避する。 これに伴い第34期（2023年6月期）業績予想を修正。興和川崎西口ビルの売却損2,704百万円が発生する一方、JEI京橋ビルの80％を売却し売却益3,687百万円を計上する。これにより2月に公表した業績予想に対し9.4％増益を見込む。売却益のうち149百万円を内部留保とし、1口当たり分配金は2,800円と変わらない見通し。 なお、第35期（2023年12月期）業績予想の修正はなし。
