ジャパンエクセレント投資法人が、物件入替えを行う。 取得する物件は、東海道新幹線新横浜駅より徒歩3分、3月開業予定の相鉄新横浜線・東急新横浜線より徒歩1分に位置する、2001年竣工、6階建のオフィスビル。かつていちごオフィスリート投資法人が保有していた。契約時現在の稼働率は68％。取得額は20.77億円。 売却する物件は、文京区本駒込に保有する、1992年竣工、9階建のオフィスビル。将来の成長が限定的であること、築30年が経過し修繕費等の増加が想定されることから売却を検討。簿価及び鑑定価格を上回る価格で売却できる点から売却を決定した。売却額は23億円。簿価との差額は7.02億円となり、売却益が発生するが、売却が7月のため、第34期（2023年6月期）業績予想の修正はなし。売却益が反映される第35（2023年12月期）業績予想は現時点で未公表。
