ジャパンエクセレント投資法人が、第26期（2019年6月期）決算を発表した。 第26期における物件取得はなし。管理費や固都税が増加する一方、既存物件の賃料増額、修繕費や支払利息の減少により、前期比2.6％増益、1口当たり分配金は2,827円となった。 期末のポートフォリオは31物件、資産規模（取得額合計）は2,735億円、有利子負債比率は44.2％。 併せて「BIZCRE赤坂見附」を取得することを発表した。 物件は、地下鉄赤坂見附駅より地下直結する、今年3月竣工、10階建のオフィスビル。スポンサーである日鉄興和不動産が開発した。10月取得時点の稼働率は77.8％を想定。取得額は62億円。 第27期（2019年12月期）は、管理費、固都税、支払利息が増加するが、BIZCORE赤坂見附の賃貸収益、既存物件の賃料増額、修繕費の減少等により、前期比1.2％増益を見込み、1口当たり分配金は2,860円となる見通し。 第28期（2020年6月期）は、修繕費や減価償却費が増加するが、BIZCORE赤坂見附の通期稼働、既存物件の賃料増額により、前期予想比1.0％増益を見込み、1口当たり分配金は2,890円となる見通し。 引き続き含み損や築古物件の入替えを検討し、収益性向上や築年数の短縮を図る。
