ジャパンエクセレント投資法人が、第25期（2018年12月期）決算を発表した。 第25期は、「赤坂インターシティAIR」を取得。これに伴う賃貸収益及び既存物件の増収、前期の物件売却損がなくなったことにより、前期比7.7％増益。但し、1口当たり分配金は2,754円と、内部留保を取り崩した前期に対し1.6％下回った。 期末のポートフォリオは31物件、資産規模（取得額合計）は2,735億円、有利子負債比率は44.4％。 第26期（2019年6月期）は、固都税や管理費が増加する一方、賃料改定による増収、修繕費及び支払利息の減少により、前期比2.0％増益を見込み、1口当たり分配金は2,810円となる見通し。 第27期（2019年12月期）は、管理費及び修繕費の減少により、前期予想比0.4％増益を見込み、1口当たり分配金は2,820円となる見通し。
