ジャパンエクセレント投資法人が、第24期（2018年6月期）決算を発表した。 第24期は「広島第一生命OSビルディング」「横浜弁天通第一生命ビルディング」を取得する一方、「海老名プライムタワー」を売却。芝二丁目ビルディングのフリーレント終了による収益が寄与する一方、前期の物件売却益がなくなったことや海老名プライムタワーの売却損165百万円により、前期比9.8％減益となった。内部留保より316百万円を取崩し、1口当たり分配金は2,800円と前期を4.9％上回った。 期末のポートフォリオは30物件、資産規模（取得額合計）は2,669億円、有利子負債比率は44.4％。 第25期（2018年12月期）は「赤坂インターシティAIR」を取得。これによる賃貸収益の増加、前期の物件売却損がなくなることから、前期比7.5％増益を見込む。内部留保を使わず、1口当たり分配金は2,750円となる見通し。 第26期（2019年6月期）は、管理費や固都税が増加する一方、修繕費や支払利息の減少により、前期予想比1.8％増益を見込み、1口当たり分配金は2,800円となる見通し。
