ジャパンエクセレント投資法人が、第23期（平成29年12月期）決算を発表した。第23期は「興和西新橋ビル」を追加取得する一方、「赤坂ガーデンシティ」「第44興和ビル」を売却。 赤坂ガーデンシティの売却損608百万円と第44興和ビルの売却益887百万円を差引き279百万円の売却益を計上。芝二丁目ビルディングのテナント入替えによる減収が発生するが、物件売却益計上により前期比7％増益。売却益のうち214百万円を内部留保とし、1口当たり分配金は2,670円となった。 期末のポートフォリオは29物件、資産規模（取得額合計）は2,700億円、有利子負債比率は43.4％。 第24期（平成30年6月期）は、芝二丁目ビルディングの収益や既存物件の賃料増額改定が寄与する一方、前期に売却した物件の賃貸収益や物件売却損益がなくなるため、前期比5.4％減益を見込む。内部留保より156百万円を取崩し、1口当たり分配金は2,800円と前期を4.9％上回る見通し。 第25期（平成30年12月期）は、管理費や支払利息の減少が寄与し、前期予想比0.7％増益を見込むが、内部留保の取崩しを行わないため、1口当たり分配金は2,700円と前期予想を3.6％下回る見通し。
