ジャパンエクセレント投資法人が「赤坂ガーデンシティ」と「第44興和ビル」を売却する。 赤坂ガーデンシティは、港区赤坂にある、平成18年竣工、19階建のオフィスビル。平成19年に積水ハウスより取得した。近年NOI利回りが低下し、含み損の課題を抱えていた。 第44興和ビルは、目黒区東山にある、昭和59年竣工、9階建のオフィスビル。足元の収益力は維持しているものの、築33年を経過し将来的な収益低下リスクを考慮し、売却を決定した。 2物件の売却額は計243.9億円。簿価との差額は差引284百万円。売却益が発生するが、売却益の一部を内部留保とするため、第23期（平成29年12月期）業績予想の修正はなし。第24期（平成30年6月期）は、売却した物件の賃貸収益がなくなる一方、既存物件のコスト見直しや内部留保を活用することにより、現時点における業績予想の修正はなし。
