ジャパンエクセレント投資法人が、第22期（平成29年6月期）決算を発表した。 第22期における物件取得はなし。固都税や管理費の増加により営業利益ベースでは前期比減益となるが、支払利息の減少が寄与し、当期利益は前期比1.6％増加、1口当たり分配金は2,650円となった。 期末のポートフォリオは31物件、資産規模（取得額合計）は2,869億円、有利子負債比率は46.4％。 第23期（平成29年12月期）は「興和西新橋ビル」「赤坂ガーデンシティ」を追加取得。「芝二丁目ビルディング」のテナント入替えに伴いフリーレントが発生するも、新規物件取得や既存物件の賃料増額が寄与し、前期比0.8％増益を見込み、1口当たり分配金は2,670円となる見通し。 第24期（平成30年6月期）は、フリーレントの終了や既存物件の賃料増額、支払利息の減少等により、前期予想比4.9％増益を見込み、1口当たり分配金は2,800円となる見通し。
